What are AI agents in property management?#
AI agents are AI tools that can look things up and take steps for you inside the apps you already use, with a person confirming anything important. A chatbot answers questions. An agent can also check your rent roll, find a listing that matches what a renter asked for, or prepare a lease or money review for you to approve. That's the direction property management is heading, and it's starting with connectors you can use today. You can connect EchoPM to Claude, ChatGPT or Cursor and ask about your portfolio in plain English. Your EchoPM account stays the system of record.
Are AI agents real, or just hype?#
Both, and it's worth being clear about which is which. AI is already mainstream: Pew Research Center found in June 2025 that 34% of U.S. adults have used ChatGPT, about double the share in 2023. Businesses are moving toward agents too. In Microsoft's 2025 Work Trend Index, 46% of leaders said their organization already uses agents to fully automate workstreams or business processes.
Analysts expect that to grow. In a June 2025 release, Gartner predicted that by 2028 at least 15% of day-to-day work decisions will be made autonomously through agentic AI, up from 0% in 2024, and that 33% of enterprise software applications will include agentic AI, up from less than 1%.
The same Gartner release also comes with a warning: over 40% of agentic AI projects will be canceled by the end of 2027 because of rising costs, unclear business value or weak risk controls. Gartner also flags "agent washing," where vendors rebrand ordinary chatbots as agents. The lesson for landlords: look for agents that do specific, useful jobs and keep a human in control of anything that matters.
How is search changing for renters and property managers?#
People increasingly get answers without clicking through to websites. A Pew Research Center analysis (July 2025) of real browsing data found that Google users clicked a traditional result on 8% of visits when an AI summary appeared, versus 15% when it didn't. They clicked a link inside the summary on just 1% of those visits.
Search isn't disappearing. It's spreading across more places. A 2026 Fractl and Search Engine Land study of over a million high-volume keywords found 29% of tracked search volume declining. Overall volume stayed roughly flat because other queries grew. In the same study, 70% of consumers said they use AI tools more than a year ago. AI tools are also sending more traffic: Adobe reported a 1,200% jump in generative AI traffic to U.S. retail sites between July 2024 and February 2025.
For rentals, it's still early. A 2025 SatisFacts survey found 11.5% of apartment shoppers used AI search or chat tools, compared with 65% who used listing sites. That gap is the opportunity: renters who start in an AI app should be able to find your units there.
Are property managers already using AI?#
Yes, and adoption is climbing. According to AppFolio's 2025 Property Management Benchmark Report, a survey of more than 2,000 professionals, AI use rose from 21% in 2024 to 34% in 2025. Respondents most often used AI for resident communication (60%). Trust is still an issue: 40% said they were skeptical about AI's reliability and accuracy.
That skepticism is healthy. It's also why EchoPM's agent tools start with reading data, and why lease and money review, when it launches, is designed to go to a confirm page where a person signs off.
What can EchoPM's AI agent tools do today?#
Here's what's live when you connect EchoPM to Claude, ChatGPT or Cursor. You can do this in AI apps that let you add a custom (remote) MCP connector, such as Claude, ChatGPT and Cursor. Not every plan or app supports custom connectors.
For renters: listing search, no sign-in. Renters can search available listings with photos right in the chat. They can filter by region, price, pets, laundry, parking, furnished and move-in date. No account is needed to search. Matches are based on unit features and what the renter says they need.
For managers: portfolio reads. Ask about your portfolio in plain English:
- "Which units are vacant right now?"
- "Which leases end in the next 120 days?"
- "Who's behind on rent this month?"
- "What's still open on maintenance?"
EchoPM isn't a fully autonomous agent today, and that's on purpose. It reads and it searches. You make the decisions.
What's coming next for AI agents in EchoPM?#
We're building more agent actions. These are coming soon and not live yet:
- Paying rent
- Booking tours
- Creating and updating maintenance requests
- Applying for a unit
- Lease and money review: when something involves a lease or money, the agent will open a confirm page in EchoPM, and money moves only after you confirm in EchoPM
As each one launches, it will follow the same rule: anything important gets a human confirmation in EchoPM. Check the EchoPM AI page for what's live.
Will websites and dashboards go away?#
No, but their role changes. More often, the AI agent will be where you start: asking a question, finding a unit or kicking off a review. The EchoPM dashboard stays the system of record. It's where you'll confirm lease and money actions once that's live, check details and keep a clean audit trail. Starting in your AI app and confirming in EchoPM gives you speed without giving up control.
Frequently asked questions#
What's the difference between an AI chatbot and an AI agent?
A chatbot answers questions. An agent can also use tools: looking up your data, searching listings or preparing a review. With EchoPM today, agent tools read and search. Lease and money review is coming soon and is designed to open a confirm page for a person to approve.
Do renters need an account to search listings?
No. Renters can search EchoPM listings with photos in an AI chat without signing in.
Which AI apps can I use?
AI apps that let you add a custom (remote) MCP connector, such as Claude, ChatGPT and Cursor. Support depends on the app and plan. Start at echopm.app/ai.
Can the AI move money or sign a lease on its own?
No. Lease and money review is coming soon, and it's designed so money moves only after you confirm in EchoPM.
Can I pay rent or book a tour through the AI today?
Not yet. Paying rent, booking tours, maintenance requests, applying, and lease and money review are coming soon.
Is it worth using AI if I only manage a few units?
Often, yes. Small teams wear every hat, and getting one answer quickly, like who's behind on rent, saves you from clicking through screens.
