Guarantors · PayLink · rental balance
Invite a guarantor with their own account—or share a one-time PayLink. Fund a rental balance, optionally back up autopay, and stop juggling Venmo every month.
Account or quick link
Guarantor accounts stay on the lease as payors (not roommates). Guest PayLinks still work when someone just needs to pay once.
Screened guarantors become lease payors. Helpers who only need to pay once still get a secure PayLink. Either way, money lands on the right lease.
From Guarantors in your account, share a link so a parent can join—or invite someone who already uses EchoPM by email.
They fund ahead. Your next rent invoice is reduced automatically—partial or full.
Guarantors can save a card as backup if tenant autopay fails—extra protection for campus leases.
Need a one-off payment without an account? Share a secure PayLink from Billing for this invoice or balance.
Balance is applied only to rent invoices, so move-in deposits and other charges stay clean.
When rent is split, shares use the amount after balance is applied—so totals stay fair.
Watch the flow, then try it from Guarantors in your tenant account.

Step 1
Copy an onboarding link or email an existing EchoPM user. Parents can also request to help you.
Step 2
They’re linked to your lease—not added as a roommate—and can fund rental balance from their account.
Step 3
Funded balance lowers the next rent invoice. Optional backup payment method covers autopay declines.
Step 4
For one-time help without an account, Billing → PayLink still shares a secure payment page.
Guarantor payors + rental balance beat Venmo, Zelle, and “did you get it?” texts every month—and give managers fewer delinquent student leases.
Do parents need an EchoPM account?
For guarantor payor tools (balance from their account, backup payment method), yes—they join via your invite. For a one-time payment, a guest PayLink still works without an account.
Is a guarantor the same as a roommate?
No. Guarantors are lease payors. They’re not added as tenants on the lease.
Is rental balance the same as paying an invoice?
No. Paying an invoice settles that specific bill. Rental balance funds future rent and lowers the next rent invoice automatically.
Can balance pay a security deposit?
No. Prepaid rental balance applies only to rent invoices—not deposits or one-off fees.
Where do I manage this?
Tenant account → Guarantors for invites and payors. Billing → PayLink for guest payment pages.
Sign in, open Guarantors, and send an onboarding link—or share a guest PayLink from Billing when you only need a one-time payment.
