Student-friendly screening
On student-friendly properties, applicants can mark themselves as students, missing employment or income won't count against them, a guarantor's income counts toward your requirement, and applications where a guarantor would help are flagged. Background and credit checks still run, and every decision is yours.
Guarantors and parent payers
Students can invite a parent as a guarantor. Parents can pay a specific open invoice through a secure PayLink with no EchoPM account needed.
Parent rent payLease signing and rent on the same record
Send the lease from the approved application, sign in EchoPM or through a connected PandaDoc or HelloSign account, collect rent in the resident portal and native mobile app. Roommates can split rent.
Discovery on EchoPM search
Students can find your published houses and apartments on EchoPM search and start an application from the listing.

Pricing
- $4.25 per live unit per month, dropping to $3.75 and $3.25 at higher volume tiers.
- Billed only when a unit is published or has a pending or active lease. Drafts are free.
- Card payments are 2.9% + $0.30. Bank transfer (ACH) is 0.8% with a $5 maximum.
- Optional Checkr screening: Starter, Essential, and Complete from $25, $35, and $45, plus a small EchoPM fee.
- No application fee or portal fee for renters and parents.
